A proper home.
Not just somewhere to sleep.

We work with care providers, landlords and investors to create stable, long-term supported housing for vulnerable people across Bury, Rochdale, Oldham and Tameside.

What we do

A home, not a placement.

People with learning disabilities, autism, mental health needs, complex care needs, and those leaving care can and do live full, meaningful lives — when they have the right home around them. The challenge is housing. There are simply not enough suitable properties in the right places.

Behind every statistic is a person waiting. Adults with learning disabilities who have spent years in inappropriate placements. Young people who aged out of care into nothing. People with complex needs who cannot access the private market and cannot get onto social housing lists. We are working to change that — one property at a time.

"A supported living home is not a placement. It is someone's address — the place they come back to, the place they feel safe, the place that is truly theirs."

How the model works

Three parties. One outcome.

This structure has been used successfully across the country for many years. It works because each party does what they do best.

01

The property

Acquired or leased by an investor or landlord. Long-term, stable arrangement. JCK sources and secures the right property for the right situation.

02

The housing side

JCK sources and coordinates the housing arrangement. Where a management company or Registered Provider is needed, we identify and bring in the right one. We are not a Registered Provider ourselves, but we work effectively alongside them and fit into any arrangement that already works.

03

The care provider

Delivers support to residents under a separate arrangement with the commissioner. The care is always entirely theirs. We stay on the housing side.

Local proof

It works. It's already happened here.

"17 adults with learning disabilities in Rochdale now have their own front door for the first time."

Cherwell Village, Rochdale. A second scheme is already underway. It can be done — and it has been done here.

Properties we need

What we are looking for.

We are actively searching for suitable properties across Greater Manchester. If you own or know of something that might fit, we would like to hear from you.

Houses — 2 to 4 bedrooms Bury · Rochdale · Oldham · Tameside
Apartment schemes — up to 6 units, 1 bedroom each Bury & Ashton-under-Lyne

Who we want to hear from.

Care providers, registered providers, investors, landlords — whether you know exactly what you are looking for or just want to understand the model, we are happy to talk. No hard sell. No pressure.

A simpler life
for your property.

Tired of tenants, repairs, and paperwork? We offer three straightforward options — guaranteed rent, sourcing and coordination, or a private sale or purchase. No jargon. No pressure.

Three ways we can help

Every landlord's situation is different. We work in whichever way suits you best.

1

Guaranteed Rent

We become your tenant. You receive a fixed monthly payment, every month, on time — whether the property is occupied or not.

  • Fixed income, paid on the same date each month
  • No void periods — ever
  • No tenant contact, no repairs, no paperwork
  • Compliance coordinated — we bring in the right people
  • Council & housing association placements available
2

Sourcing & Coordination

You stay as owner. We identify the right management arrangement for your property, negotiate on your behalf, and stay involved to make sure it works.

  • Right management company identified and introduced
  • Negotiation and setup handled for you
  • Ongoing point of contact throughout
  • Transparent at every stage — no surprises
  • Income continues, headaches stop
3

Sale or Purchase

If you are thinking of selling, we can purchase directly — one property or a full portfolio — or introduce the right buyer. Residential, commercial, land, garages: we work with all of it.

  • Direct purchase possible — with a mortgage or for an investor
  • Full portfolios considered — no upper limit
  • No estate agent fee, no public listing
  • Tenants in situ — no disruption
  • Timetable entirely to suit you

How it works — from first call to signed agreement

1

Brief chat

A call to understand your situation — no obligation, no pressure.

2

We come to you

We visit your property at your convenience and discuss the options that fit.

3

Written proposal

You receive a clear, written proposal — nothing verbal, no surprises.

4

Your decision

You take your time. Nothing is signed until you are completely happy.

If your situation is difficult — there is a way through.

If you are facing repossession risk, managing a probate property, dealing with rising mortgage costs, or simply at a point where carrying on is no longer the right answer — there is almost always a solution. We will listen, and we will work with you to find the most fitting one. No pressure and no obligation. Just an honest conversation about what might work.

Situations we work with

Repossession risk

If you are behind on mortgage payments and facing the threat of repossession, a long-term lease arrangement can generate the income you need to stabilise things. We move quickly and work discreetly.

Probate properties

Managing an inherited property through probate is stressful enough. We can take the property on, generate income for the estate, and remove the day-to-day burden entirely while the estate is settled.

Rising mortgage costs

With interest rates significantly higher than a few years ago, many landlords find the numbers no longer work. A guaranteed rent arrangement can provide certainty and make the figures viable again.

Downsizing or retiring

If you are approaching retirement or simply want to step back, a long-term lease keeps the income flowing without any of the management. You keep the asset. We handle everything else.

Divorce or separation

A jointly owned property during a divorce or separation can become complicated quickly. A guaranteed rent arrangement can stabilise the income while longer-term decisions are made about the asset.

Changed circumstances

Life changes — whether through ill health, relocation, family pressures or a shift in priorities. If managing a property no longer works for you, we can take it on and keep the income coming.

Ready for a change

Some landlords reach a point where the day-to-day simply becomes too much. A long-term supported housing arrangement offers stable occupancy, reliable income and a professional structure behind every tenancy. Our tenants are placed and supported by professional care teams. Low turnover, stable occupancy, and none of the drama.

Disused buildings.
Community good.

Empty pubs, former commercial premises, vacant upper floors — buildings that have been closed for years, waiting for the right conversation. We are having that conversation.

The opportunity

Every empty building is a choice waiting to be made.

Greater Manchester has seen a wave of closures — pubs, offices, retail units. For the right operator with the right approach, these buildings represent something far more valuable than their asking price suggests.

We are actively looking at vacant and underused buildings across Rochdale, Oldham, Bury and Tameside — commercial premises, empty upper floors, former community buildings. We are open to purchasing outright, lease arrangements, or joint ventures. The Government's own 2024 guidance on public property disposal states that community benefit — not best financial price — is the primary objective. The mechanism already exists. Rochdale has already used it.

It has been done here. It can be done again.

Cherwell Village, Rochdale. 17 adults with learning disabilities have their own front door for the first time. A second scheme is already underway. The precedent is local, proven and already set.

Frequently Asked Questions.

Plain answers to the questions landlords, building owners, and investors most often ask. If your question isn't here, just get in touch.

For Landlords — Guaranteed Rent & Property Options
What exactly is guaranteed rent?
+
Guaranteed rent means we agree a fixed monthly payment with you before we take on your property. We pay you that amount every month — whether or not the property is occupied, and whether or not tenants pay us. You receive your money regardless. The risk of voids and arrears sits with us, not you.
How much will I get?
+
Every property is different and every arrangement is agreed individually. The comparison table above shows how the numbers typically work in practice.
Who pays for repairs and maintenance?
+
This is agreed clearly before anything is signed and depends on the arrangement that suits you. Day-to-day matters are coordinated so they do not land on you. Major structural responsibilities remain with the owner as the property holder. Nothing is left vague — you will know exactly what is covered and by whom before you commit to anything.
How long is the agreement?
+
Agreements are typically 3–5 years. The longer the term, the more certainty we can offer you on the monthly payment. Shorter arrangements may also be possible — we're flexible and happy to discuss what works for your situation.
For Building Owners — Commercial Conversions
My building isn't for sale — is it worth contacting you?
+
Yes, absolutely. Some of the best conversations we have are with owners who aren't actively selling but are curious about their options. A lease arrangement or joint venture may suit you better than a sale. There's no pressure and no obligation.
What types of buildings are you interested in?
+
Vacant or underused buildings of most types — former pubs, retail units, offices, upper floors above commercial premises, warehouses, former community buildings. Residential, commercial, mixed use. If it has been empty and it is in our area, we want to know about it. We are open to purchasing outright, lease arrangements, or joint ventures — whatever structure works for the owner.
About JCK Consulting
Why should I trust JCK Consulting?
+
Because what we say is what we do. We encourage everyone to take independent legal advice before agreeing anything. We are straightforward, we follow through, and we are easy to reach.
Where do you operate?
+
Our primary focus is Bury, Rochdale, Oldham and Tameside. We have local knowledge of these areas and believe they offer strong opportunity for the type of work we do. We may consider other parts of Greater Manchester on a case-by-case basis.

Honest articles about local property.

Practical, honest writing about the Greater Manchester property market — commercial conversions, landlord options, and local opportunities.

We follow the data. The figures below are drawn from government research, official surveys and sector reports. They tell a story that matters — for landlords, for care providers, and for the people waiting for a suitable home.

31% of landlords
Landlord Sector
English Private Landlord Survey 2024 — MHCLG

Nearly a third of private landlords plan to reduce their portfolio in the next two years

The English Private Landlord Survey 2024 found that 31% of landlords intend to sell properties — driven by increased regulation, tax changes and rising costs. For those properties, the question is not whether to act but how. A guaranteed rent arrangement or a straightforward private introduction to a buyer removes the uncertainty entirely.

£2,300 per month average
Supported Housing
MHCLG Supported Housing Review — 2023

Supported housing generates significantly higher returns than standard residential lets

The government's own supported housing review found that lease-based supported housing arrangements typically generate between £1,800 and £2,800 per month for landlords — well above market rent for comparable properties. The income is paid by a commissioner or registered provider, not an individual, making it one of the most reliable tenancy structures available.

38% of landlords
Supported Housing
English Private Landlord Survey 2024 — MHCLG

Over a third of private landlords refuse to let to people receiving housing support

The English Private Landlord Survey 2024 found that 38% of landlords are unwilling to let to people on housing benefit or Universal Credit — citing risk of late payment and administrative burden. A supported housing arrangement removes all of these concerns entirely. Rent is paid by a commissioner or registered provider, not an individual. It is one of the most reliable tenancy structures in the market.

260% demand vs supply — Greater Manchester
Local — Greater Manchester
Greater Manchester Combined Authority Housing Report — 2024

Demand for social housing in Greater Manchester outstrips supply by 260%

86,595 households are on social housing waiting lists across our ten boroughs. In 2022/23 there were just 13,551 social lettings — half as many as a decade earlier. At the same time, 12,700 homes sit empty for six months or more across the city region. The homes are here. The people who need them are here. The connection between the two is what we are working to make.

About us

Who we are

JCK Consulting Ltd

JCK Consulting Ltd is a property consultancy focused on supported housing, landlord support, property sourcing and commercial conversion across Bury, Rochdale, Oldham and Tameside. We connect the right housing with the right people — care providers who need stable housing for the people they support, landlords who want a simpler life, and investors who want a return that means something.

For care providers, we find and help secure the right housing for the people you support so your teams can focus entirely on care. We work alongside registered providers and management companies where appropriate and stay completely on the housing side.

Our background includes direct personal involvement with the care system — through caring responsibilities and close connections to the NHS and care networks. That experience gave us an understanding of what the care system needs from housing, and what it too often cannot find, that no amount of desk research provides.

Alongside this, Jitka holds the Diploma in Public Service Interpreting (DPSI) and is a Member of the Chartered Institute of Linguists (MCIL), with over 15 years interpreting for the NHS, the courts and the police — work that placed her alongside families and professionals navigating some of the most difficult situations the system asks of people.

What we stand for

We believe stable, suitable housing is the foundation on which everything else is built. Without it, the best care in the world cannot do what it should. Housing is not an afterthought in the care system — it is the starting point. That belief is why we do this work, and it shapes every decision we make.

Community comes first. Rochdale, Bury, Oldham, Tameside — these are places we know and are part of. When a building that has sat empty for years becomes a home, when someone who has waited a long time finally has somewhere stable and genuinely their own, when a family's worries about a difficult property are resolved — that is good for the street, the neighbourhood, the borough. That is the outcome we are working towards.

We do not overclaim. We work with what is real — local knowledge, direct relationships, and a consistent approach to doing things properly. We encourage everyone to take independent legal advice before agreeing anything. What we offer is honesty, commitment and a willingness to stay in the room until the right answer is found.

Property is a means. Community is the point.
